Energy Performance Certificate

Energy performance is measured using A to G ratings as in the example below similar to those used on fridges & washing machines.

An energy assessment of properties needs to be carried out by qualified independant energy inspectors (Domestic Energy Assessors) who belong to a professional accreditation body.

Click the graph below for the full EPC report.

Example Energy Performance Certificate

The energy efficiency rating is a measure of the overall efficiency of a home. The higher the rating the more energy efficient the home is and the lower the fuel bills will be.

The ratings on the certificate provide a measure of the building's overall energy efficiency and its environmental impact, calculated in accordance with a national methodology that takes into account factors such as insulation, heating and hot water systems, ventilation and fuels used.

The recommendation report

EPCs also provide a detailed recommendation report showing what you could do to help reduce the amount of energy you use and your carbon dioxide emissions. The report lists:

You don’t have to act on the recommendations in the recommendation report. However, if you decide to do so, it could make your property more attractive for sale or rent by making it more energy efficient.

The Department of Communities and Local Government have launched the EPC adviser tool, to assist consumers in understanding EPC recommendations and see the cost and Co2 savings they could benefit from by implementing the recommendations. Try it out http://epcadviser.direct.gov.uk
